			<content:encoded><![CDATA[<p>In Australia, there would&#8217;nt be much problem in getting what you need and the same time what you want. Almost anything is within your reach. Cars, clothings, latest gadgets and toys - brand new digital camera as cheap as a day&#8217;s work to a brand new or established house. This is made possible by the government assistance via 1st home buyer&#8217;s grant. </p>
<p>In saying this, Australia can give you good standard of living.  Savvy migrant should know the difference between needs and wants.  Illustrated below is the difference. </p>
<p>Food.<br />
       Need:  Buy food at the market/ shopping centre and cook it at home - $150.00 /week<br />
       Want:  Buying takeaway foods &#038; eat at fancy restaurant - $500 to $700 / week<br />
House<br />
       Need:  Any 2 to 4 bedroom house $250T to $350T<br />
       Want:  Any 4 to 6 bedroom house $450T to $800T</p>
<p>Cars<br />
       Need:  Any 4 wheel, roadworthy car - $2T to $17T<br />
       Want: 4 wheel road worthy car but with extras.  Extra features like built in GPS, Sunroof , bigger<br />
                engine, and flashy interiors and exteriors.  $25T to $40T.</p>
<p>The list goes on.  Savvymigrant knows and lives the difference in his needs and wants. They are very careful in spending their money.  They choose to buy items they only need.  They spend their saved money ino investments and procrastinates their wants. </p>

			<content:encoded><![CDATA[<p>Asking for a pay rise can be a difficult task especially if the company you are working for is a bit tight.  The global financial crisis makes it more difficult to ask for pay rise.  But never loose hope.  If its just the pay you want to fix and you love your job and you really want to stick on it, there are helpful tips on how to sort it. </p>
<p>1.  <strong>Act as if you own your company</strong>.  Working just for the sake of it is just superficial.  When you go to work knowing in mind that you really want to help and contribute to the company, the quality of your performance eminates from it. It will be recognized by your co-workers and your boss and eventually be valued.  You may not have to ask for a pay rise, it will just be automatically given. As the old saying says,  Give first before you receive. That is true too in asking for a pay rise.</p>
<p>2. <strong> Be consistent. and be consistent</strong> Then you knew your value in an organization, it is just but right to demand what you are entitled for. But merely asking for it and sit around the corner and wait for years may not be effective.  There are times that you really need to consistently remind them about it.  It may be hard to do it but it really works.  Sometimes your boss may want to delay your payrise as much as he can to cut cost,  your consistency in making followup may soon get in to his nerves and finally act on it.  This is a bit nerve racking but as soon as you won the battle, you can say its worth it. </p>
<p>3. <strong>Proper timing</strong>. Knowing when to ask is also crucial.  You may have to wait for proper time.  annual Performance appraisal is one of the best time to do it.  It is your opportunity to talk to your boss about your work and your concerns. Its also the time when management expects their employees to raise these issues too.  Don not miss this opportunity.</p>
<p>Pay rise on both employees and employers is good.  It uplifts the morale of the employees.  They feel validated and affirmed.  When they feel valued, they tend to work harder and better and more alligned to the company&#8217;s goal.  This helps the company to achieve their mission faster.<br />

			<content:encoded><![CDATA[<p>Many of aspring home owners still are sort of 50/50 of buying their first house now or wait till next year. But asking those who just got their feet wet and whose taken the 1st move on the property market, the answer is very favourable. </p>
<p>The main reason for people to hold back on buying a house is because of lack of downpayment  and the fear of not meeting the monthly mortgage. They prefer to save more money in their bank account as buffer. This can be safe or sound decision.  Is it really?</p>
<p>The problem of waiting for another year is that real estate property tends to appreciate every year.  A rule of thumb is that the property prices  doubles every 10years.  If you compares the amount you save every year for the downpayment or buffer versus the rising cost of property every year, the result is surprising. I&#8217;ll show you the comparisson. </p>
<p>Let say a couple or an individual can save $10,000.00 to $15,000.00 a year for the downpayment.  In 2 years, they can save $20,000.00 to $30,000.00.  However if the property cost continue to rise by 10% each year,  say a property with a market value of $350,000.00.  Each year $35,000.00 is added to the value of an average house. In 2 years that is $70,000.00.  So if you compare the $30,000.00 you save for 2 years versus the $70,000.00 missed opportunity cost.  I&#8217;d say you lost $40,000.00 in 2 years. Thats not nice.</p>
<p>The truth is, the earlier you get to the property market, the better for you.  Yes, your first home  might compromise your current lifestyle, but it the long run will save you more money.  </p>

<p>Migrants have taken a lift of faith when they leave their motherland for another country.  Leaving everything behind, the only thing they mostly got is faith.  The faith of believing everything will be better for him and his family in the future. </p>
<p>Migrating is not a simple subject.  There are many things to consider before deciding to migrate like independency, homesickness, fear of unknown etc&#8230;. that is why most people regards migration as a road less taken. </p>
<p>But despite of the issues, there is ofcourse a reward for those who weathered the circumstances.   In Australia migrants enjoy Government stabilty that leads to benefits and privileges.</p>
<p>Every migrant story is different but it all boils down to finding a better life. There are those who gave up and decided to come back to their country.  And of course there are those who did not quit despite of the hardships of the early part of settlement. &#8221; first 3 years, with the 1st and 2yr the hardest.&#8221;</p>
<p>Whatever the outcome is migrants are one of the courageous people on the planet.  They go despite of risk involve and battle the hardships of the early start.<br />

<p>We had to turn the heater on every night and set it to 23 degrees to have a decent sleep.  Good thing we have a ducted gas heating at our new place which save a lot money as compare to the electric oil fin heater we used when we&#8217;re still renting. </p>
<p>For office employees, They wear black jackets, blazers, scarf and bonnets.  Most trades people wear luminous jackets with hoods.</p>
<p>Windscreen freezing is a common scenario where you need to put water on the screen to remove the ice. </p>
<p>Since it gets dark faster than any season of the year, its just but normal to sea headlights turned on earlier than usual.   </p>
